About the role
Reporting to the Property Director, the Property Maintenance Manager is responsible for the effective delivery of responsive repairs and void works across Hastoe’s East Region. You will ensure services are customer‑focused, compliant with legislation and policy, and delivered within agreed budgets and performance targets.
This is a senior operational role with responsibility for leading and developing a team of Property Maintenance Surveyors and Maintenance Assistants and working alongside the Contracts Manager driving continuous improvement across repairs, damp and mould, and void services.
Duties will include:
- Leading and developing a team of Property Maintenance Surveyors to deliver high‑quality, customer‑focused responsive repairs and void services.
- Setting and managing regional budgets for responsive repairs and voids, ensuring services are delivered within agreed financial controls.
- Managing repairs and maintenance contracts, working closely with the Contracts Manager and Performance Manager to monitor performance and enforce contractual standards.
- Ensuring repairs services are delivered in accordance with statutory, regulatory, and health and safety requirements.
- Overseeing the effective management of damp and mould cases, ensuring responses meet policy and legal timescales while driving wider service improvements.
- Managing complex repair issues, ensuring appropriate inspections, specifications, and solutions are in place.
- Working collaboratively with housing, assets, and other teams to ensure seamless service delivery and minimise rent loss through timely void turnaround.
- Engaging with residents to support service delivery, feedback, and continuous improvement.
- Contributing to the development and review of policies and procedures within the maintenance service.
About you
You will be an experienced property professional with strong leadership, technical expertise, and a customer‑focused approach.
You will have:
- A recognised degree‑level surveying qualification and membership of RICS (Associate or above).
- Proven experience managing repairs or planned maintenance contracts.
- Strong experience diagnosing complex building defects and overseeing effective repair solutions.
- Demonstrable experience managing and developing teams, including remote working arrangements.
- Experience setting and managing budgets.
- Excellent communication skills, with the ability to engage residents and influence stakeholders.
- Strong IT and data analysis skills, using insight to drive service improvement.
- A full driving licence and access to a vehicle.
