This policy applies to the allocation of a shared ownership home to a prospective customer. The demand for our shared ownership homes often outstrips the supply, therefore it is imperative that Hastoe are clear in how we allocate and offer our shared ownership homes to prospective eligible customers.
Hastoe will ensure that all potential purchasers are aware of this policy by signposting customers to our website and explaining the allocations process to customers at point of enquiry.
In line with Government guidance, shared ownership homes must be available on a first come, first served basis to applicants, providing they meet the relevant eligibility and affordability criteria. There are some exceptions to this:
- Serving military personnel and former members of the British Armed Forces discharged in the last two years
- Properties in National Parks, Areas of Outstanding Natural Beauty and rural exception sites. These sites require eligible applicants to have a local connection to the area.
As a rural housing provider, a large number of shared ownership homes provided by Hastoe will carry a local connection requirement. In most cases this will be agreed by the local authority and set out in a Section 106 agreement or through other formal means. Where Hastoe’s homes are on sites where a local connection requirement is present, the property marketing will make this clear.
Hastoe’s first come first served policy is based upon the Sales team receiving the eligible applicants’ application form confirming their eligibility and their successful TMP financial assessment. Both of these need to be received before being considered.
Hastoe operate a plot applicant ratio of 1:1. This means that the Sales Team will allocated one plot to one eligible applicant at the offer stage. If the applicant does not proceed, the plot will then be offered to the next applicant and so on.
