Cllr Tony Parramint Officially Opens Fordham

Cllr Tony Parramint, East Cambridgeshire District Council Chairman, officially opened a new affordable Hastoe housing development called Rule Gardens, in Fordham, on Wednesday 18 July.
Fordham is a high-quality scheme of 32 new homes, including 23 for rent, 6 for shared ownership and 3 for outright sale. Working in partnership with the local authority, the majority of the site is a rural exception development and priority for affordable housing is for local people now and in the future.

Hastoe Housing Association was initially approached by a local developer with an available site at Fordham. Hastoe worked closely with the Parish Council and East Cambridgeshire and established that there was a local housing need through a Housing Needs Survey carried out by Cambridgeshire Acre. With support from the Homes and Communities Agency and East Cambridgeshire District Council the homes were completed in May 2012.

The scheme has achieved Code for Sustainable Homes Level 3. The homes were designed to help prevent residents from falling into fuel poverty by using the following features: Solar Thermal panels, well insulated walls combined with gas central heating and water saving devices.

A break-down of the property types is as follows:
23 for rent
4 x 1 bed flats, 9 x 2 bed houses, 2 x 2 bed bungalows
6 x 3 bed houses, 2 x 4 bed houses

6 for Shared Ownership
4 x 2 bed houses, 2 x 3 bed houses

3 for Outright Sale
1x 2 bed houses, 2 x 3 bed houses

Housing Association: Hastoe
Local authority: East Cambridgeshire District Council
Architect: Wincer Kivenaar
Contractor: Cocksedge Building Contractors
Employer’s Agent: Potter Raper Partnership

Cllr Tony Parramint commented:
"It was a great pleasure to officially open the new housing development at the Rule Gardens, Fordham for Hastoe Housing Association. Over the last few years, we have seen how the housing market in particular has suffered during the recession with many developments being mothballed or stopped altogether. This has made it increasingly difficult for people who are in real need of a home to find somewhere to live. It is therefore heartening to see the completion of these homes in Fordham ready to welcome new families, first time buyers and local people."

John Lefever, Regional Head of Development, for Hastoe East region comments:
“We are thrilled to have been able to build these much needed new homes for local people, in partnership with the local authority. We are also grateful to the Homes and Communities Agency for the investment that helped make it possible.”
