Community consultation: proposed new homes in Southwold

Hastoe has been working with Southwold Town Council, East Suffolk District Council and Suffolk County Council on a proposal to build 13 new homes on the former fire station site in Southwold.

The development will offer a number of 1 and 2 bedroom flats and houses for rent and shared ownership, and priority will be given to people from Southwold or those with a strong local connection. The site has been made available to Hastoe by the Suffolk County Council.

We're sharing the provisional plans ahead of submitting a planning application, and welcome your feedback and expressions of interest. Please submit any comments you have and/or register your interest by Sunday 28 February.

These homes are being developed to meet the local housing need in Southwold. Therefore, to live in one of our new homes you will need to have a local connection with the town. A local connection is when you or a member of your household currently lives in the town, has lived in the town previously, is employed in the town or has immediate family living in the town.

We are planning to build 13 new homes.

The homes will include 6 homes for rent, made up of:

  • Three 1-bed flats
  • One 2-bed flat
  • Two 2-bed houses

5 homes for shared ownership, made up of:

  • Two 2-bed houses
  • Two 2-bed flats
  • One 1-bed flat

And 2 homes to be retained by Suffolk County Council, made up of:

  • Two 3-bed houses

Works will start onsite in autumn 2023, with an estimated completion date of autumn 2024. 

Rents will be capped at the Local Housing Allowance. These rates are currently estimated at the following levels per week:

  • £93.78 for a 1-bed flat
  • £118.47 for a 2-bed flat
  • £118.47 for a 2-bed house

To apply for a rented property, you'll need to register with Gateway to Homechoice.

The estimated sales value for the 2-bed shared ownership home is:

  • £430,000

Buyers will need to purchase a minimum share of 10% at £43,000.

The estimated sales value for the 2-bed shared ownership flat is:

  • £365,000

Buyers will need to purchase a minimum share of 10% at £36,500.

The estimated sales value for the 1-bed shared ownership flat is:

  • £325,000

Buyers will need to purchase a minimum share of 10% at £32,500.

Architects at Ingleton Wood have drawn up the provisional plans for the site and new homes.

The building contractor and employer’s agent are to be confirmed.
