Hastoe has been working with Suffolk County Council and Babergh District Council on a proposal to build 8 new homes on the land off Goldenlonds in Stoke by Nayland.
The development will offer a mix of 1 - 3 bedroom houses for rent and shared ownership, and will only be available to local people or those with a strong local connection.

These homes are being developed to meet the local housing need in Stoke by Nayland. Therefore, to live in one of our new homes you will need to have a local connection with the Parish. A local connection is when you or a member of your household currently lives in the Parish, has lived in the Parish previously, is employed in the Parish or has immediate family living in the Parish.
We are planning to build 8 new homes.
The homes will include 6 homes for rent, made up of:
- Two 1-bed houses
- Two 2-bed houses
- Two 3-bed houses
And 2 homes for shared ownership, made up of:
- Two 2-bedroom houses
There are also two existing properties on the site which will continue to be owned and managed by Suffolk County Council.
We are looking to submit a planning application in January 2021, and hope to begin works on the site in summer 2021.
We’re aiming to have completed the new homes by summer 2022.
Rents will be capped at the Local Housing Allowance. These rates are currently estimated at the following levels per week:
- £123.15 for a 1-bed house
- £161.86 for a 2-bed house
- £199.40 for a 3-bed house
To apply for a rented property, you'll need to register with Babergh District Council.
The estimated sales value for the 2-bedroom shared ownership homes is:
- £285,000
Buyers will need to purchase a minimum share of 10% at:
- £43,750

We have been working closely with Stoke by Nayland Parish Council, Babergh Mid-Suffolk Council and Suffolk County Council throughout the development process.
Hastoe is also in discussions with the Lady Anne Windsor Trust charity to seek to provide them with allocation rights to some of the properties.
Architects at The Design Partnership have drawn up the provisional plans for the site and new homes.
The building contractor and employer’s agent are to be confirmed.
