Repairs which we are responsible for
We are responsible for making sure your home is safe for you to live in. To do this we rely on you to report repairs to us as soon as you notice them. Then we can take any necessary action.
We are responsible for keeping the structure and outside of your home in good repair. This includes:
drains, gutters and outside pipes:
roofs and chimneys (but not sweeping the chimney);
outside walls, doors and windows;
inside walls, ceilings, floors, woodwork, fixtures and fittings (but not decorating);
paths, steps and other access;
garages and stores;
boundary walls and fences; and
shared areas and facilities
We also have to make sure that all the installations in your home are working properly. Installations include:
basins, sinks, baths and toilets;
heaters and water heaters; and
gas, water and electricity supplies
Repairs that you are responsible for
You are responsible for repairing any fixtures and fittings that belong to you.
There are also some minor repairs and problems that are your responsibility and you will have to pay for. We may carry out these repairs for you but we will charge you for this work. These repairs include:
blocked drains and toilets if you caused the blockage;
replacing keys and locks;
damage caused by your appliances (such as a washing machine);
replacing broken windows (you pay up to the first £50);
replacing tap washers, toilet seats, fuses, bath and sink plugs, and light bulbs (except inspecial cases);
re-fixing loose or broken door handles on inside doors;
re-sticking loose floor tiles and ceramic wall tiles;
adjusting inside doors which stick;
oiling door and window locks and hinges;
re-fixing gate catches;
sweeping chimneys regularly;
fastenings and locks to timber windows;
internal doors.
Also, if you damage the property because you have not treated it properly, we will expect you to pay for the repairs.
